Over the next year it is our intention to make this toolbar the best FREE aid to finding very affordable remote land. We have begun by providing links to those States that have State Public Lands for sale, and tax deficient lands for sale or auction.
We will be adding other private large multiple-parcel remote-area land sales as we find them. Our goal is to provide links to land that can be found for $1000 an acre or less, and preferably as low as we can find it. So far, we have have found straight land sales as low as $440 an acre, and tax deficiency auctions or sales for much less at times. Here are a few things to keep in mind while using this toolbar:
Always completely explore the offerings. Many times the gems are stuck in with the whales.
Not all of these states sell small parcels. Some are large expensive project pieces.
Some states only offer long term leases, such as the Utah 51 year residential land lease. Some folks will like those. I figure, if the lease is longer than I expect to be on the planet, then who cares who gets it after I am gone. Some leases only allow temporary buildings, but a yurt or teepee is a great way to live for some folks.
Some sales you have to be present at, others a mailed seal bid or an online offer is enough.
Some sales have fees just for entering an offer, or large deposits, so if you find a property you are interested in, always check the rules out.
Some states have many listings, some have few.
Some have nested multi-page listings, so if you get to one with many links to other pages, read them carefully, and explore them all to make sure you missed nothing. They often split regions or zones into separate page links from a bland main page.
Some only post notices, and then you have to call for listing brochures.
Some have archives of older property offerings that never sold, that are separate from their new listings. Again, full exploration of the site pays off with these.
Some have heavy land planning requirements, again, if in doubt ask for the rules of construction on a property you are interested in.
Some States only have one department that sell land, others have several. If you go to a State page for lets say, the "Department of Transportation", the state may also have land in the "Department of Education". Most states have them all together, but some states do not.
Some states seem to have no department at all that sells land, or we could not identify it in time for this first edition. We will call directly and add to the update any that we identify through that process.
MANY states only sell tax deficiency land at the County and even Municipal levels. These states are currently empty in the toolbar. However, it is our intent to go to each one and get the pages for the Counties over the next year.
